COAs are responsible for all the common elements, such as lobbies, common hallways, sidewalks, roofs, elevators, swimming pools and parking lots. Since it’s a community-based association, COAs typically outline their services to those things that are in common areas. Condo association fees typically include maintenance of the exterior of the building and common areas, required insurances, and services such as water, sewer, trash, cable and internet, when offered.
