Those portions of a building, land, or improvements and amenities accessible for use by all of the unit owners, who share in the common expenses of their operation and maintenance. These areas often include lobbies, courtyards, common corridors, parking, entrances and exits, as well as recreational facilities such as playgrounds, swimming pools, tennis courts, etc.
